Situated in a peaceful countryside location between the towns of Modbury and Kingsbridge within this popular Area of Outstanding Natural Beauty, Widland Farm Barn is a much loved reverse level semi-detached barn, pet-friendly, comfortable and well equipped.

Overlooking its large gated garden plus games room, Widland Farm Barn is great for one or two families, adult groups or those looking for a peaceful getaway yet only a short drive to the fabulous beaches at Bigbury on Sea and the wilds of Dartmoor. This holiday home provides an excellent base from which to explore the beaches and walks within this popular Area of Outstanding Natural Beauty.


Steps lead up from the driveway to the entrance:
Ground floor: Entrance hall leading into the kitchen diner, equipped with electric double oven and halogen hob, fridge freezer 70:30, dishwasher, microwave, washing machine, coffee percolator. Dining table to seat 6.
Bedroom 1 with Double 4ft 6inch bed, wardrobe and chest of drawers.
A short flight of steps leads up to the mid-level, with two further bedrooms and a bathroom.
Bedroom 2 with Double 4ft 6inch bed, open wardrobe and chest of drawers, en suite shower room with shower cubicle, wash basin and WC.
Bedroom 3 with Twin 3ft single beds with large wardrobe.
Family bathroom with corner bath, wash basin, WC.

Staircase leads up to Second Floor:
The large lounge with vaulted ceilings, a large leather sofa, armchair, Large TV with Freeview, Bluetooth speaker, and lots of bookshelves well stocked with books and games.
Off the lounge is a shower room with a wash basin and WC.


The Barn has a lovely paved terrace with a garden table and chairs adjacent to the house, sitting raised above the large garden. Stepping a couple of stone steps to a large, partially walled lawn and shrubs, with five bar gate.
Games barn with table tennis table, table football and an ideal place for storing sports equipment. The charcoal barbeque is also stored here (guests to please provide their own charcoal). Perfect for occupying young people on rainy days and within close proximity to the house.


Parking for 2 or 3 cars on private gated driveway
An EV charger is provided adjacent to the garage/ games barn - it is an untethered charger with a type 2 socket and a type 2 to type 2 cable is provided. The capacity is 7kW.

Area Details


Modbury is a large village in the popular South Hams area of Devon and located within the South Devon Area of Outstanding Natural Beauty. To the south is a choice of sandy beaches while to the north lies Dartmoor National Park. The village itself has several cafés, three pubs all of which serve food, a wine bar, an Indian and a Chinese as well as a good range of shops. There are so many interesting villages to explore including Kingston, Ringmore, Bigbury, Aveton Gifford, Holbeton and Mothecombe. Visit the Brownston Art Gallery that holds regular exhibitions including some very well known artists as well as local talent. Calancombe Estate is a vineyard that offers tours and tastings by appointment with a visitor centre opening in late 2019 for tours with an appointment. Modbury is a great location for those looking to explore both the countryside and the coast.
