Steps up from the lane to the front stable door:
Kitchen dining room with fully fitted kitchen, electric double oven and hob, microwave, dishwasher.
Beautiful dining area to seat six, living flame effect gas fire, underfloor heating.
Staircase to the first floor:
At the top of the stairs, the staircase opens out into a Lounge area with large sofa, soft seating cubes and window seats, wall-mounted Smart TV. WC.
Off the lounge is the Master bedroom with 5ft Kingsize double bed, window seat overlooking the estuary, built-in wardrobe, bedside drawers and console table.

Four steps up to Bedroom 2 with twin 3ft beds.
Through this bedroom to the single bedroom with 3ft single bed with pull out bed beneath for occasional use (please note space is limited when truckle bed is in use) Built-in cupboard with shelving and hanging space. Both bedrooms have french doors to the back garden.
Family bathroom with bath, shower over, basin, WC and heated towel rail.

Across the lane, steps down to a modern open plan studio with floor to ceiling folding doors back which fold back to give beautiful river views. Smart TV, sofa and seating area.
Single bed with pull out truckle bed for occasional use, (best suited to a teenager or small adult).
Kitchenette area with under counter fridge, kettle, microwave and sink.
Wet room with shower, basin and WC.
Storage room with tumble drier and washing machine, ideal for storing beach and boating equipment.

Outside:

Behind the cottage, a hidden terrace and garden can be accessed via steep steps to the side and rear of the property. (Care should be taken when using the steps).
Across the lane immediately in front of the cottage, steps lead down to the studio with further accommodation, in front of which sits a smart patio overlooking the water and pub below, with barbecue and gate with private access (for residents of Pink Cottage and the studio only) to the pub riverside beer garden.

Immediately opposite the cottage, private parking for up to two vehicles.
