Little Cotton Barn has been sympathetically reconstructed in recent years, providing luxurious accommodation whilst retaining many quirky features and original characteristics. Set within three acres of land, the property is an ideal retreat for families, enjoying shared facilities such as a grassed play area. Situated just a five-minute drive from Dartmouth, and a short drive from the stunning Start Bay coastline and beaches. The entrance hall to the property is long, and light, with plenty of hanging space for coats and shoe storage. The kitchen/dining area is light and modern (including a range cooker, fridge, dishwasher and microwave), boasting large French doors that open onto a sunny patio area with views over the fields and play area. The dining area seats six, and also enjoys a flat-screen TV. The large, separate utility room is well equipped, with a separate door leading to a shower room. The sitting room is comfortable, providing leather sofas, chairs, and a widescreen wall-mounted TV/DVD unit. Additionally, there is a cosy snug area with Freeview TV, CD/Radio, Nintendo Wii, DVD’s, Wii games and a selection of family games! The large master bedroom enjoys a King-size bed, Freeview TV/DVD, en suite shower room and views across fields and farmland. A second bedroom also has a King-size bed, ample storage, TV, and countryside views. The third bedroom has twin beds, and country lane views. There is a large family bathroom with freestanding bath and handheld shower. Free wireless broadband is provided, as is parking for two cars. Child-friendly, baby equipment is also provided.

Situated on the banks of the picturesque River Dart, Dartmouth is a beautiful harbour town in South Devon, a perfect destination for all year round short breaks and holidays. Located within an Area of Outstanding Natural Beauty Dartmouth provides stunning countryside surroundings with the coast within very close proximity making this area one of the most popular for visitors to Devon. The beautiful estuary and the coast are home to many watersports such as sailing, kayaking and paddleboarding or why not try surfing at one of the nearby surf schools. Relax on the sandy Blue Flag awarded Blackpool Sands Beach, one of the most popular family beaches in the area or if feeling more energetic use the beach as a base for a walk as the beach is directly on the South West Coast Path.
Visit Dartmouth Castle, superbly located in the mouth of the estuary with wonderful views from the top tower and has been guarding the area since 1388. Explore Greenway, the holiday home of Agatha Christie now run by the National Trust. Nearby Woodlands theme park boasts the largest watercoasters in Devon, a farm with all the family favourites including meerkats, all set within beautiful grounds of 100 acres. Take a trip on one of the many ferries and head out for a day to explore nearby Salcombe, Torquay or Totnes or stay on land and explore the English Riviera on the Dartmouth Steam Railway.
