Surrounded by landscaped gardens and lawns, partly enclosed with stock proof fencing and gated orchard reaching down towards the lake, Langston is a superb place to join with family or friends. Adjacent to managed farmland and buildings, mainly set to arable and sheep (Stanley the Sheep is one of the friendly residents over the fence), Langston is located on the outskirts of the tiny South Devon village of Kingston and just a mile to the Dolphin Pub, 2 miles to Wonwell beach and a short drive to Bigbury on Sea.

Nearby towns of Kingsbridge and Salcombe have a wide range of shops, bars and restaurants and are also hubs for sailing and other water based activities.

Off the kitchen is a drying area with two dog beds and tiled floors, the perfect spot for sleepy dogs to dry off after a fun day out before joining the family in the main house.

From the rear entrance hall, nine steps lead up to the fabulous heated indoor swimming pool. Lockable from the main house so that children can be supervised in its use, and opening out onto the terrace, the indoor pool is 1.45metres deep and all one level. Rattan sun loungers, and comfortable seating, audio system, shower area, separate cloakroom.
A small flight of stairs and landing leads to further bedrooms:

The second wing of the house provides three further bedrooms:

Langston really has so much to offer. The property is surrounded by beautifully cared for gardens, a gated terrace adjacent to the swimming pool building with outside dining for fourteen, music system, a fire pit area with bespoke rustic seating, gas barbecue area, swinging egg chairs, covered open play barn which also provides a covered outside eating area, well-stocked walled kitchen garden from which guests are encouraged to pick fresh fruit and vegetables.
Stable (please enquire should you wish to bring a horse – paddock possible adjacent) Through a gated orchard with lockable gate added as a safety feature, lies the beautiful lake which has been stocked exclusively for guests to enjoy an afternoon’s fishing. Around the lake lies “Narnia” with beautiful areas of planting (some 17,000 new trees recently planted), various seating areas to take in the surroundings and even a mown 2.5km trail running circuit taking in the lake, fields and woods. Children must be supervised at all times due to the nature of the farmland and lake.

Beyond the boundaries of the main house and gardens is a 650-acre working farm, but there is little disturbance for guests other than the occasional passing tractor and the odd bleat from our flock of pedigree Black Welsh Mountain sheep.

We do ask that guests do not enter the farmyard and barns and that children don’t venture away from the house and gardens unsupervised.

Area Details


Kingston is a pretty village surrounded by working farms and an abundance of country walks and conservation areas. Kingston lies between the town of Modbury and Bigbury-On Sea, both 20-minutes in the car. The village is 1 mile from the mouth of the River Erme. The village also lies between the Dartmoor National Park and the South Devon Coastline and is a great escape if you are looking for a more rural escape. There is a very strong sense of community here and you can often find eggs for sale on the roadside, the village offers a pub, the Dolphin Inn, which has a back garden and traditional home-cooked food. The village also boasts a village hall and a recently refurbished adventure playground. Choose from a variety of coastal walks taking in the dramatic cliffs and stunning scenery, spot the local wildlife as you pass the conservation areas. Visit the weekly market in the village hall or if you fancy exploring the nearest beach then Wonwell Beach can be accessed by car or on foot. At low tide the beach has a large expanse of sand and is great for sunbathing, swimming and building sandcastles, the beach is dog friendly all year round. Water sports can often be picked up from the River and surfing is available at Bigbury beach.
