Langerstone is a magnificent holiday house in a spectacular position. Situated on the edge of East Prawle village with the coastal path at the end of the drive, the house is set high above Langerstone Point on the southernmost tip of Devon. The stunning 180 degree views over farmland and coastline to the sea, sweep round from Start Bay lighthouse to Prawle Point. Surrounded by spacious enclosed gardens, this superb home, renovated with style and imagination, features a fabulous indoor heated swimming pool complete with adjoining sun terrace. The spacious rooms are of the highest quality, extremely comfortable and beautifully furnished. From the terrace, light floods through the large patio doors into most rooms, bringing the views right into the heart of the house. Everything has been thought of to provide fun for all the family, from the swimming pool to the table tennis table, big screen TV and the superb dining areas both inside and out. Here there are endless opportunities for memorable cliff walks; sailing, restaurants and shopping in the delightful town of Salcombe; exploring the many sandy coves; bird watching and much more.


Front door to hallway with cloakroom, basin and WC. Curved steps lead down into the superb living room with polished wood floors, a feature stone wall inset with a large wood burner, comfortable seating area with sofas and a large 42” flat screen TV/DVD, CD/tape player and plenty of books, games, CD's and DVD's. This huge room includes a table tennis table plus equipment and a step down to a fabulous sun room area very comfortably furnished with rattan furniture that faces the floor to ceiling windows with magnificent seascape views. Sliding doors open to the deck. The superb kitchen/diner is handsomely equipped and fitted with cream units, black granite work surfaces, a gas fired Aga, large fridge, separate 'bio fresh' fridge and freezer, an eye level oven, warming drawer and dishwasher. The central island has an electric ceramic hob and built-under oven. A fine dining table seats 12 and Lloyd Loom sofa and chairs cluster around the sliding doors to the terrace. Adjacent utility room with washing machine, tumble dryer and access to the side of the house. From the living room, steps down to a study area and desks with computer ISDN links. Corridor to the bedrooms, all with wonderful sea views, polished pine floors, large fitted cupboards and sliding doors that open to the terrace. 1. Master bedroom suite with 6ft 6in wide bed (zip linked) and private door into the indoor pool room. En-suite bathroom with bath, shower over, separate double shower enclosure, basin in vanity unit and WC. 2. Twin bedroom with 3ft beds. 3. Children's room with fine 'Aspace' full size 3ft bunk beds with a pull-out truckle bed beneath. Family walk-in shower room with rose head and hand showers, basin and WC. 4. Stairs rise at the rear of the house to a guest suite with a double 6ft bed (zip linked to convert to twins), views to Peartree Point and an en-suite shower room with large double shower, basin and WC.
The Pool Room: The indoor pool (8m x 4m), heated all year, is surrounded on three sides by floor to ceiling windows and three sets of doors open to the sun deck with steps down to the sweeping lawns. There is a changing room with basin, WC and large walk-in shower with rose head and hand shower.


A gated driveway leads up to Langerstone and there is ample parking. A fine terrace runs the entire length of the seaward side of the house, and wide lawns bordered by shrubs extend around two sides. Outside the dining room there is a barbecue area (gas) with dining table and chairs. The deck area outside the living room, screened with a glass-panelled balustrade, has open sided steps down to the lawns. There is a paved terrace outside the bedrooms and a railed deck area alongside the pool provided with sun loungers.

Parking: Ample with room for trailer and dinghy.

East Prawle

East Prawle is a small village ideal for those that want to get away from the hustle and bustle of everyday life. The village is 8 minutes away from East Portlemouth and very popular with ramblers who are spoilt with their choice of walks that lead to the South West Coast Path. The village, often known as "pig country" is very agricultural and surrounded by working farms, has a very friendly atmosphere and you may often find eggs for sale on the roadside. The village has its own green, a pub which frequently has live music playing, a farm store and adjoining cafe. Lannacome beach is a short drive or walk away and whilst being quite a remote and rugged beach is quite sandy, as is Gara Rock. East Portlemouth beach is ideal for families as the water here is safe and shallow - all of the beaches mentioned are dog-friendly. The village hosts Prawle Fair each year and for one day the village steps back in time with traditional fairground rides, coconut shies, live music and much more. The entertainment continues into the evening at the Pigs Nose Inn and is a fabulous day out for all the family. Take a ferry ride from East Portlemouth to the harbourside town of Salcombe and ride up to the beach from the water on the sea tractor, relax on Salcombe beach with an ice cream from the beach cafe and take in the lovely views.
