The living areas in the property consist of a kitchen/diner with seating for 11 people, an electric double oven and hob, microwave, 2 x fridge/freezer, washing machine and dishwasher, a sitting room with a woodburning stove, a sitting room with a TV with Freeview, DVD, iPod dock, Xbox with games, WiFi, selection of books, games and DVDs, and a shared games room with table tennis, pool table, table football and TV with PS2 and games. The bedrooms consist of a king-size with en-suite bathroom, a double, a second-floor double with en-suite shower room, and a family room with four-poster king-size and single, along with a bathroom. Outside there is an enclosed lawned garden with furniture, a hot tub and barbecue, shared use of a 6-acre site, and parking for three cars in a car park approximately 30 metres from the property. Within 2.7 miles, you will find a shop and pub. Please note that this is a pet-free and non-smoking property. WiFi, fuel, power, bed linen and towels are all included in the price, however, hot tub towels are not included. Starter pack for woodburning stove inc. in rent Oct-March; at other times of year fuel for stove can be purchased locally. Note: The property is over three floors, with five steps from ground floor to first floor level and then a further five steps to second floor level. Note: This property is in a rural location, accessed by country lanes that are single track in some places. Whilst all parties are welcome at the property, guests should be made aware of the quiet, rural nature of the location and consideration should be given to the other guests and properties on-site. Attached to the owner's Grade II listed farmhouse, but with separate, self-contained accommodation, this welcoming cottage has exposed beams and oozes character.

The large sitting room has a wood-burning stove for a snug space where everyone can enjoy time together. For those seeking a quieter space to read or play a game, there is an additional, smaller sitting room just off the main lounge. The farmhouse kitchen has a large feature refectory dining table, providing the perfect place to prepare picnics and wholesome family meals.

There are five bedrooms and three bathrooms in total; the first floor, which is accessed by just five steps up from the ground floor, has a king-size double bedroom with an en-suite, a further double bedroom and a family bathroom. The second floor, which is just up a further five steps, has a double bedroom with an en-suite, a twin room and a family bedroom with a four-poster king-size double and a single bed.

Outside, the garden offers a patio area with a private 6-person hot tub and a lawned area, the perfect, sunny spot for relaxing.

It has wonderful, uninterrupted valley views and is a splendid spot to settle in and relax after a busy day exploring the beautiful surrounding area.

North Molton

North Molton is a village in North Devon about a mile from Exmoor National Park and a great base to explore North Devon's rugged coastline. The village has a shop, post office and the Poltimore Inn while South Molton offers a larger range of shops and a twice-weekly market featuring locally made and grown goods. This is an excellent location for those wanting to explore the great outdoors with forests, moors, rivers and beaches all waiting to be discovered. The area is great for walkers and for spotting wildlife and the National Trust has Watersmeet Gorge, Valley of the Rocks and the funicular cliff railway to visit nearby.
