Description
This impressive detached house and separate annexe sit in an enviable position overlooking Woolacombe, a footpath leads directly from the property to the beach. Explore other nearby beaches such as Croyde or Saunton, both within easy reach, offering superb surfing opportunities. You can explore the South West Coast Path and enjoy spectacular views and some fine walking, along the Tarka Trail, which offers off-road walking and cycling. Exmoor National Park is a short drive away or take a day trip to Lundy Island. There are many other attractions including the National Trust’s Arlington Court, the fishing village of Clovelly, or you could enjoy a day with the animals at Combe Martin Wildlife Park.
Stepping into the entrance hall, there is a ground floor shower room with WC and a king bedroom to your right. The well-equipped kitchen and utility area is to your left, a great social place to prepare, cook and enjoy meals or snacks, with an electric range style oven and hob, microwave and fridge/freezer. The separate utility room leads just off from the kitchen with a washing machine and tumble dryer. The spacious and impressive lounge/diner has a bright and contemporary feel with a stylish corner sofa and additional seating with Smart TV/DVD and Sky package for your enjoyment (Movies, Sports and Box-sets included) if you can tear yourself away from the fabulous sea views. From here, head through into the adjoining open-plan sunroom. The dining area has room for everyone to sit and eat together, whilst looking out through the French doors to the garden.
Heading upstairs there are a further four bedrooms on the first floor, a super-king-size bedroom (can be made up as a twin on request), a king-size bedroom with en-suite shower room and WC, twin bedroom and double bedroom. Completing this floor is the stylish bathroom with a bath, separate shower and WC. Heading outside there is a detached annexe to the front of the property, this provides superb accommodation for a young family or independent members looking for additional privacy. The annexe offers an open-plan lounge/kitchen/sleeping area with a double bed and room for a travel cot, a lounge area with seating. There is also a separate shower room with WC.
To the rear of the property is a garden and leisure area with a private hot tub, swing, outdoor games, trampoline, garden furniture and BBQ. There is ample off-road parking for four cars.

Woolacombe
Woolacombe is a large seaside town with lots to offer all ages. The town offers a friendly, lively atmosphere. The town has a mix of convenience stores, pubs, restaurants, 2 small cinemas and a nightclub. It is also a haven for wildlife. Lundy Island is home to Devon's puffin population. It is also visited by seals, dolphins and porpoises. It is also an area that sees a variety of migrating birds returning to the town every year for breeding. With 3 miles of golden sand, Woolacombe beach has won the Blue Flag and Premier Seaside Beach Awards for its cleanliness and water quality. It is very popular with families as there is a lifeguard on patrol over the summer. The beach is also popular with locals for surfing and a range of other water activities. Barricane Bay to the north end of the beach has a cafe offering fantastic views and great food. This is open from early Spring to late Autumn. High tide can reduce beach space here so it is best to check the tide times. A little further up the beach is Combegate beach which is great for exploring the rock pools. For those horse enthusiasts, Woolacombe stables can offer a unique beach ride.
