Description
This stylish barn conversion, set on the friendly owner’s private grounds, enjoys the rustic exterior of a traditional barn conversion with all the benefits of a contemporary, light and airy interior. Great Palstone Barn enjoys all of the modern conveniences including underfloor heating throughout and there is a cosy woodburning stove in the beautiful open plan living space, perfect for warming up after a winter walk in many of the local beauty spots. The barn is ideal for family, friends or couples to enjoy yet retain their privacy with the 3 bedrooms all enjoying their own ensuites.
The heart of the village of South Brent is just a 10-minute walk from Great Palstone Barn and offers plenty of amenities including a pub, café bar, fish and chip shop, coop, deli and a wonderful craft shop. There are beautiful short walks within the village along the River Avon and Glazebrook, including several nature reserves and footpaths connecting further to local moorland trails and beauty spots for keener walkers. The village has a regular half-hourly bus service connecting to Plymouth, Totnes Railway Station (with connections to Bristol and London) and Torquay.
Located on the southern edge of the stunning Dartmoor National Park which covers almost 370 square miles of granite tors, acres of open moor grazed by Dartmoor ponies and wooded valleys, there are plenty of activities to partake in including hiking, wild swimming, horse-riding, caving, cycling, kayaking and rock-climbing. The Dartmoor towns of Ashburton and Buckfastleigh are just a ten-minute drive away and offer shopping and other family-based attractions. For those not feeling quite so energetic, Dartmoor is still a fantastic place to simply get some fresh air, dip your toes in a stream or sit back and enjoy a Devon cream tea.
Only 12 miles from the stunning beach of Wonwell and within easy driving distance of Bigbury, Kingsbridge, Salcombe and Noss Mayo, day trips to the coast offer a great alternative for a fun day-out and access to a range of watersports and some of the finest sailing waters in the UK. Totnes (7 miles away), is famous as England’s alternative centre, it has plenty of independent shops, weekly market and good restaurants. The lively cities of Plymouth and Exeter, with their shops, museums, restaurants, theatres, cinemas and National Marine Aquarium are also just a 20 or 30-minute drive away respectively.

Bedroom three (the Butterfly Room) with two 2ft9 single beds (these can be zip linked to create a 5ft6 continental king zip-link bed if requested at the time of booking). Ensuite shower room with walk-in shower (overhead and handheld attachment), WC, basin and heated towel rail.

First Floor:
Open plan kitchen living dining space with vaulted ceilings and exposed beams.
Lounge area with woodburning stove, two sofas and Smart TV with Freeview.

Kitchen area with built-in electric oven, 5-zone induction hob (with extractor over) microwave, kettle, toaster and integrated appliances including under counter fridge and full-size dishwasher.
Bedroom one (the Bird Room) with vaulted ceilings and exposed beams, 5ft6 zip-link continental king bed (always made up as a king). Ensuite bathroom with WC, basin and bath with shower over and handheld attachment.
Outside:
To the front of the barn there is a pretty courtyard area with plenty of beautiful plants, furnished with a garden table and chairs to seat up to 6. Not adjoining the barn, but just 20 yards from the front door, there is a separate lawned area (not enclosed) set aside for sole use of Great Palstone Barn. There is a fire pit, 2 deck chairs and a hammock swing chair in this area. Respectful use of the owner's nearby paddock for walking in or the exercising of a dog may also be available.
Parking:
There is allocated parking for up to 3 cars in the nearby car parking area (approximately 50 metres from the barn).
Features:
- Included: Bed linen and towels (guests are required to provide their own beach/dog towels). Water, Electricity, underfloor heating throughout and hot water - both operated from a renewal energy air source heat pump. High chair & stair gate on request at time of booking. One complimentary basket of logs is provided on arrival from the beginning of October to the end of March.
- Internet and Telephone: Wi-Fi available free of charge. Regret, No landline telephone available. Mobile reception is generally fair but please check with your provider prior to booking.
- Pets: One well-behaved small to medium dog is welcome. A Large dog/ two small dogs may be considered by prior agreement with the owner. No puppies under 12 months. Dog charge £30.00 per dog per week.

South Brent is a large attractive village on the fringe of Dartmoor which dates back to the Bronze age. It is a great way to explore Dartmoor and the South Hams. The village has a wide range of shops including a supermarket, pharmacy, post office and a mobile banking service, cafes, and a choice of Pubs. We have a great collection of South Brent self-catering cottages from which you can enjoy the area.
