Ground floor: Entrance to the hall leading to large farmhouse kitchen with flagstones, oil fired AGA, gas hobs, electric double oven/grill, fridge, dishwasher, double Belfast sink, microwave and dining table to seat 10. French windows to patio and garden. Utility room off hall with large fridge, chest freezer, washing machine, tumble dryer, drinks fridge and large dog crate. Comfortable lounge with sofa and armchairs surrounding a log burner, with TV, DVD player. Hall with a double-height ceiling and exposed beams with additional dining table to seat 6 and oak stairs to the first floor. Bedroom 4 on the ground floor with 4ft 6 double bed. TV, DVD player and adjoining cloakroom with sink and WC.

First floor: Galleried landing leading to all rooms. Master bedroom with 5ft king bed and 3ft single bed. TV, DVD player and en suite bathroom with roll-top bath, handheld shower, basin and WC. Bedroom 2 with 6ft super king bed (2 x 3ft zip link beds) - can be made up as a twin room on request. 3 acres of grounds (including garden and paddock) with great views. Games room in adjoining converted stable (located by the parking area) with table tennis and table football. Please Note: A fenced off paddock at the front of the house contains a deep pond. Children should be warned and accompanied at all times when in the vicinity.

Set within the popular South Hams district of South Devon, Kingsbridge is a market town sitting on the Salcombe estuary surrounded by beautiful countryside. Located in the South Devon Area of Outstanding Natural Beauty, it is one of the most popular areas for visitors as it offers so much. The estuary provides plenty of options to get on the water whether fancy sailing, kayaking or stand up paddleboarding. If you are just looking for a day on the beach then Salcombe, East Portlemouth, Blackpool Sands or the two beaches at Thurlestone will all fit the bill. Walkers have a choice of walking a section of the South West Coast Path or heading inland and enjoying the many trails in the AONB. Plenty of options when wanting to eat out and some excellent towns and villages to explore nearby including Salcombe, Beesands, Dartmouth and Bigbury-on-Sea.
